There are many online places to search for homes – all with pros and cons- but we believe we have the best and most dynamic team to help you locate the best homes in Wisconsin. Take a Look
Even though you can view many details of a home online, it is very important to look at the home in person. Many things can be different when you actually see it including layout, design, upgrades, workmanship and an experienced agent can point out many things you may have missed.
Narrow Down Your Choices
After touring several homes, some will appeal to you more than others. Narrow your choices to the top three and tour them again. Look at each one with a more critical eye. Ask yourself how these homes match up with your original wish list.
Time to Make an Offer
You’ve found the place you want to call home so it’s time to make an offer. Once you review the comparables with your agent and get answers to any questions you may have, it’s time to prepare the purchase offer.
The main components of a purchase offer are:
What is included in with the property – appliances, fixtures, window treatments …
Contract contingencies such as financing, appraisal, home inspection
Seller concessions? Do you want/need the seller to help pay closings costs, give a carpet allowance or other concessions?
Earnest money amount
Proposed Closing Date
Expiration date/time of the offer
Your Artisan Graham REALTOR will prepare your offer and submit it, along with any other supporting documents and disclosures, to the seller or seller’s agent and will negotiate on your behalf for the home. Most of the time, you can expect to negotiate back and forth with the seller until you come to terms that everyone can agree on.
